Wegmans pulls out of deal in south Loudoun

The grocery store chain had signed a lease for a location in the future Arcola Center development.

Wegmans, the hugely popular grocery store chain with two locations in Loudoun County, has pulled out of a deal to build a third location in Arcola, near Highway 50 and South Riding in southern Loudoun. The news was confirmed today by Dulles District Supervisor Matt Letourneau.

Back in 2017, Wegmans had announced plans to build a grocery store in the long-anticipated Arcola Center, a large mixed use development near the intersection of Loudoun County Parkway and Highway 50. Along with a Kohl’s department store, the two retail giants were going to be anchors for the commercial section of the project.

Now comes word that Wegmans is out — reportedly because it would negatively impact the other existing Wegmans stores in the area.

“Arcola Center confirmed to us that Wegmans has indeed terminated their lease for a new store in this location. Unlike many of these situations with announced tenants, Wegmans did in fact have a signed lease, so they incurred a financial penalty for doing so,” Letourneau wrote on social media to his constituents. “The developer indicated that Wegmans cited market research on their existing stores which led to a concern that a store in this location would have too great of a negative impact on their existing stores. Arcola Center attempted to renegotiate at more favorable terms to Wegmans but this was unsuccessful.”

The developers behind Arcola Center have reported that Kohl’s is still a “go” for the future project and the search is now on for a replacement grocery store tenant.

    That’s crap. They must prefer their stores packed to the gills. Must be part of their marketing strategy. What a shame. We don’t go because they are too far. Dulles 28 is always packed.

    This makes me so sad. I’m not a fan of the Chantilly Wegmans, as I was use to Fairfax, which had more, so I was looking forward to their Arcola “do-over”. Bummer… guess I’ll be driving back to Fairfax once things calm down:/

    Well that stinks, have to continue to fight the traffic on Waxpool to get the Sterling Wegmans.

    The whole Arcola Center development has just been a disaster.

    They’re assuming most people are loyal to grocery store chains instead of choosing convenience. I’m sure some are, but some are not. Not having a Wegmans in South Riding won’t draw us to other Wegmans locations – it’ll have us continue to go the more convenient grocery stores like Giant and Harris Teeter. If there were a Wegmans in South Riding, however, we would go there instead, but alas.

    This is a shame that Wegmans did not make it in based on sales statistics. However, I am hopeful that Target may sign back on for the project. They were slated to build here for quite a while, and would likely be good competition for the Walmart across the street.

    This makes no sense. Seems like there are a multitude of groceries on the north side of Ashburn along route 7, but almost none in the Brambleton / Ashburn South area (below 267) where the most growth / new construction is happening. There is one Harris Teeter at the town center. Planning seems way out of balance.

    Seriously? I was so excited to have this store coming to the area. There are so many residents that WOULD shop this location. The fact they broke their lease stating we as the local consumer wouldn’t shop there is disheartening because we absolutely would. This however now has changed my mind about going out of my way to shop at their other locations which I was doing. I’ll stick to those local and loyal to the area as well as Trader Joes now.

    I can’t believe there are only 2 Wegman’s in the Loudoun area. How exactly would this 3rd store impact their other two locations? They’re packed to the brim almost every time I go in there. Disappointing decision.

    Lidl is low grade cheap food. Its almost like putting a Save a lot in a high class area. That sucks that Wegmans is not coming to the area. What is wrong with this area that nothing sticks? Go ahead and put a Super Whole foods on that lot. I would also like to see name brand outlets in the Avonlea Towne Center

    Totally upset by this move by Wegmans, me and the wife have been going to Wegmans since forever. I thought them coming here would be a chain reaction for other restaurants and retails to move into South Loundon. So tired of seeing Data Centers being built but no sit down restaurants for families that live here.

    The surrounding grocery stores do over 4 million dollars a week in sales (Walmart, giant & 2 Harris teeters), why would Wegmans not take advantage of taking that business away from competitors? Very strange

    So disappointing. We keep getting fast food chicken places, gas stations, data centers. Ever since the Food Lion closed, the Giant has been so much busier. We need another Grocery Food Option. Even Moms or Whole Foods would be great. Even a Silver Diner. I’m so tired of seeing new things go up in Ashburn. We need more things here ins South Riding.

    And now they are going to put a Wegmans in Reston. Something always happens in Ashburn (including the Brambleton side of Ashburn) but never much in South Riding or Aldie areas.
