Burning Question: I was wondering if you know what is being built at 12708 James Monroe Highway in Leesburg? Thank you. — Tami B.
It’s a good question, Tami, and we think we’ve got you an answer. Based on documents filed with Loudoun County, it’s a new 7-Eleven convenience store and gas station.
The Burn first saw the paperwork filed for this project more than five years ago – pre-pandemic.
Full disclosure, this location – which is approaching Point of Rocks where you cross over into Maryland – isn’t on our regular rounds, so we hadn’t realized construction had started. Thanks for clueing us in.

The new 7-Eleven store will be roughly 5,000 s.f. with apparently 12 fuel pumps outside under a canopy.
The location where the 7-Eleven is going is right across the street from the Sunoco gas station sometimes known as the “Cigarette Outlet” thanks to the sign on the storefront.
