A major new retail, residential, and office development is coming to Leesburg – and now we have a little more information about what it should entail.

As longtime readers know, there have been plans to tear down the decades-old Virginia Village shopping center on Catoctin Circle SE for years now – and replace it with with a new modern mixed-used development. The Burn first reported on it more than five years ago.
Well, work has finally started. The remaining tenants moved out of the western half of Virginia Village over the past year or so and it has since been completely razed.

Now heavy machinery is on site, turning over the earth, grading the land, and putting in the underground utilities.
Here’s what is going to take over this western half of the property.

Fronting partially on Catoctin Circle SE will be a large apartment building called The Notch at Harrison Post, according to signage on site.
It will have 224 apartments on the upper floors and restaurants and/or shops on the ground floor.

Plans show there will be up to eight retail units totaling 25,500 s.f. It appears one of the corner units is already leased for a new VABC liquor store.
No word yet what other retailers may take the other anticipated spaces.
If you go north from The Notch at Harrison Post, north of Fairfax Street, a townhome community is planned that will apparently be called Catoctin Walk. It will have 53 townhomes and 28 stacked townhomes.
Everything described above is part of what the developers are calling Phase 1.

Phase 2 will come when they repeat the process with the remaining half of the Virginia Village shopping plaza.
Eventually, that portion will be torn down as well and replaced by two office buildings and two more apartment building with another 23,500 s.f. of retail on the ground floor – in other words more stores and/or restaurants.
